The cost of construction = plinth area x plinth rate

What is Plinth Area?

The plinth area can be defined as the covered built-up area of the project. The plinth area will be measured at any floor level of any story. This can also be measured at the floor level of the basement also.

The plinth area can also be called as built up area. This area is the space that is occupied by the building including the internal and the external walls. 

Plinth area is generally 10 to 20 % more than the carpet area.

Plinth Area Rate

The plinth area rate is fixed depending on the:

  • Quality of the material
  • The height of the building
  • The type of foundation used
  • The roof, woodwork, no: of stories, fixtures etc
  • The quantity of material
